Chapter 6 - Unraveling the Secrets
As the discovery phase of the lawsuit intensified, Arthur Vance uncovered an even deeper layer to Rob's deception.
It turned out that Palmer Development Holdings LLC hadn't just been using the rental income to line Rob's pockets. The company had used the Willow Lane property as collateral to secure a massive commercial loan for a failed condominium project in downtown Richmond.
"If the bank forecloses on his Richmond project," Vance explained during an emergency meeting, "they have the right to seize your mother's house to satisfy the debt. Rob didn't just steal the income, Claire. He put the entire property on the chopping block."
Claire felt a cold dread settle in her stomach. "Can he do that without my signature?"
"He used the codicil," Vance said grimly. "The one that gave him sole executorship and financial control over the estate’s assets. We need to prove that codicil was a forgery, or signed under extreme duress, otherwise the bank has a legitimate claim to the house."
Claire spent the next three days in the attic of Mrs. Bell’s house, digging through old boxes of her mother's personal journals and medical records that she had saved from the Richmond move. She scanned page after page of her mother’s elegant, looping handwriting, tracking the decline of her health.
Finally, she found it.
A medical log kept by a visiting nurse during the exact month the codicil was allegedly signed. On the date listed on the legal document—October 14, 2020—the nurse had noted: “Patient heavily sedated following increased dosage of palliative care medication. Confused, unable to recognize family members, physically incapable of holding a pen.”
Attached to the log was a laboratory report showing the high levels of sedatives in Evelyn's system.
Claire’s heart soared. She had the medical proof that her mother could not have legally executed that document. But there was more—tucked into the back of the medical log was a folded piece of stationery. It was a letter from Rob to Evelyn’s doctor, dated a week prior, explicitly requesting an increase in her sedative dosage, citing "severe agitation."

Rob hadn't just managed the estate; he had actively manipulated her mother’s medical care to ensure she was incapacitated enough for him to forge or force her signature on the codicil.
"This isn't just a civil matter anymore," Vance said when Claire brought him the documents. "This is criminal fraud and elder abuse. We’re going to the District Attorney."
