Chapter 5 - The Reckoning of Vanguard
While Lily settled into her reinstated life at Ashford Academy, the storm Daniel had unleashed on Vanguard Property Management was far from over.
On Monday morning, the corporate offices of Vanguard were raided by federal investigators and state housing authorities. The evidence provided by Mercer Logistics’ legal team exposed a systematic pattern of illegal eviction acceleration, falsified late-fee structures, and predatory leasing practices targeting low-income families across three states.
Richard Sterling sat in a cold interrogation room at the federal courthouse in downtown Chicago, flanked by his criminal defense attorney. Across the metal table sat Marcus Vance and a senior prosecutor from the State Attorney General's office.
"We are offering a plea agreement, Mr. Sterling," the prosecutor said, slapping a thick document onto the table. "You will surrender your broker’s license, liquidate your equity shares in Vanguard Properties, and pay full restitution to ninety-four families who were illegally evicted under your directive over the last thirty-six months."
Sterling’s attorney looked at the document, then at his client. "Richard, take it. If this goes to a jury with Mercer’s funding behind the prosecution, you’re looking at ten years in federal prison for wire fraud."
Sterling stared at the paper, his hands trembling as he signed his name on the dotted line. His career, his fortune, and his standing in Chicago high society had been wiped out in less than a week.
"Why?" Sterling muttered, looking up at Marcus Vance with dark, hollow eyes. "Why did Daniel Mercer care so much about one family? It doesn't make financial sense."

Marcus gathered his documents, placing them neatly into his briefcase. He looked down at Sterling with cold disdain.
"It didn't make financial sense to you, Mr. Sterling, because you calculate value in dollars," Marcus said smoothly. "Daniel Mercer calculates value in human dignity. That’s why he owns the city, and you are going to prison."
