Chapter 3 - The Secret Mortgages

The silence that settled over the driveway was absolute. Even the neighbors watching from the edge of their manicured lawns seemed to lean in closer. Vanessa’s phone lowered slightly, the live stream capturing the sudden shift in the Montgomery family’s confidence.

“What audit?” Patricia demanded, though her voice lacked its previous, razor-sharp edge. “My family’s finances are impeccable. The Montgomery Estate has been established in Connecticut for three generations.”

“Three generations of spending money you didn't have, perhaps,” Victoria Hayes said, opening a secondary folder from her briefcase. She pulled out a document bearing the official seal of the New York Department of Financial Services. “Patricia, during the discovery phase of this divorce, Ryan was required to submit his personal bank records. He refused, claiming they were tied up in family trusts. So, we went directly to the lenders.”

She stepped closer, handing a copy of the financial report to Patricia.

“It appears your brilliant son Ryan didn't just spend Madison’s money,” Victoria explained, her voice carrying a chillingly professional satisfaction. “Sixteen months ago, he attempted to take out a secondary equity line of credit against this mansion. He used a forged power of attorney, attempting to mimic Madison’s signature.”

My breath hitched slightly. I had known Ryan was desperate, but I hadn't realized the depth of his criminal stupidity until Victoria had briefed me right before the final court session.

“That’s a lie!” Brandon yelled, though he looked visibly shaken. “Ryan wouldn't do that. He wouldn't need to!”

“He did need to, Brandon,” I spoke up, looking him dead in the eye. “Because your mother’s luxury penthouse in Manhattan has been under a quiet foreclosure notice for the last six months. Ryan was trying to use my house to pay off your family's debts.”

“The bank rejected the loan against this estate because our title protection alerted my office immediately,” Victoria continued, completely ignoring Brandon’s outburst. “But Ryan didn't stop there. When he couldn't steal Madison’s equity, he went to a secondary, private lender in New Jersey. He used the Montgomery family name, the family trust shares, and your sister Vanessa’s social media business accounts as collateral for a four-million-dollar hard-money loan.”

Vanessa gasped, her phone dropping completely to her side. “My business? My brand? He said he was just adding me as a co-signer for a corporate credit card!”

“He lied to you, Vanessa,” Victoria said calmly. “He used your digital assets, your mother’s remaining trust distributions, and Brandon’s commercial warehouse property to secure the cash. And according to the default notice issued last Tuesday... Ryan hasn't made a single payment in five months. The private lender has already filed for an expedited seizure of all collateral.”

Patricia’s hands began to tremble. The heavy gold bracelets around her wrist clinked together like tiny, desperate handcuffs. She grabbed the papers from Victoria’s hand, her eyes scanning the financial figures, the default rates, and the signature at the bottom of the page.

It was Ryan’s signature. Broad, sweeping, and utterly reckless.

“This... this can’t be right,” Patricia whispered, her perfectly arranged hair beginning to fray in the damp afternoon air. “Ryan told me he bought a share in a new tech fund. He told me we were moving into the guest wing here temporarily while our penthouse was being 'remodeled' for the winter season.”

“The only thing being remodeled, Mrs. Montgomery, is your family’s legal status,” Victoria said coldly. “Your son didn't just lose his marriage today. He lost your entire livelihood.”
