Chapter 2 - The Fast Cash

The neon blue glow of the phone screen illuminated the dark, rain-streaked porch as Claire stood sheltering her newborn daughter beneath her coat. Inside the house, the smart lock blinked a defiant, pulsing crimson.
Vivian’s voice crackled through the speaker, tight with professional disbelief and boiling rage. “Claire, are you out of your mind? You gave birth seventy-two hours ago! Where are you? Why are you outside your own house?”
“It doesn’t matter where I am, Vivian,” Claire said, her voice dropping into the cold, clinical register she used when closing multi-million-dollar corporate acquisitions. “Answer my question. Is Marcus Lee’s cash buyer still looking for a turnkey property in Hillcrest?”
“He was as of yesterday afternoon,” Vivian said quickly, typing furiously on her end. “Dr. Henderson. He sold his practice in Seattle, moved down here, and he’s been sitting on a pile of liquid capital waiting for the right listing. He wanted a private escrow, zero contingencies, and a rapid close. But... Claire, Hillcrest is your marital home. Technically, even if it was pre-nuptial property or purchased under your independent corporate holdings, executing a sudden cash sale while your husband is out of state—with no broker staging, no formal walkthrough—is going to trigger an absolute nuclear explosion.”
“Let it detonate,” Claire replied softly, looking down at the tiny, peaceful face of her sleeping daughter. “Daniel and his mother wanted to play a high-stakes game of ownership. They just forgot that I write the legal definitions.”
“What about the title?” Vivian pressed, her legal instincts kicking into overdrive. “Is the deed solely in your name through the corporate shell?”
“100 percent,” Claire said, recalling the paperwork she had filed three years ago, back when Daniel had been charming and ambitious, before his mother moved into their guest wing and turned domestic tyranny into an art form. “When we bought the Hillcrest property, Daniel’s credit was tied up in that disastrous commercial land venture in downtown Austin. He couldn’t qualify for prime financing without sinking our entire liquid portfolio. So, I structured the purchase through an independent limited liability company—Vanguard Holdings—where I am the sole managing member. Daniel’s name isn’t on the deed, it isn’t on the articles of organization, and he doesn’t even know what a corporate resolution looks like.”
A sharp intake of breath hissed through the receiver. “You structured it as a single-member LLC?”
“Completely insulated,” Claire confirmed. “To the state, Daniel is nothing more than an authorized occupant—and as of tonight, his guest privileges have been formally revoked.”
“God, I love you,” Vivian muttered, a fierce, wicked laugh escaping her lips. “What’s your timeline?”
“Call Marcus Lee right now,” Claire instructed, her eyes narrowing as a taxi she had flagged down pulled up to the curb, its headlights cutting through the sheets of rain. “Tell him Vanguard Holdings is prepared to offer the Hillcrest property off-market to Dr. Henderson at a ten percent discount under market value, provided the closing documents are drawn up, signed via mobile notary tonight, and fully funded by wire transfer before bank closing tomorrow afternoon. No inspections. As-is condition.”
“A ten percent discount on a two-million-dollar asset?” Vivian gasped. “Claire, you’re leaving two hundred grand on the table just for speed!”
“I’m not losing money, Vivian. I’m buying velocity,” Claire said, opening the cab door and sliding carefully into the back seat, cradling her newborn against her chest. “I want this house sold, cleared, and legally transferred before Daniel finishes his first margarita in Cabo. Book a mobile notary to meet us at my sister’s apartment in twenty minutes. Send me the preliminary settlement statement for review.”

The taxi pulled away from the curb, leaving the dark, silent Hillcrest mansion behind them. Claire looked out the window at the blurred city lights, her heart beating with a cold, exhilarating rhythm. Daniel wanted to teach her a lesson about boundaries? She was about to give him a masterclass in asset liquidation.
