Chapter 4 - The Showdown at Apex

At 10:30 AM, Daniel, Agent Vance, two plainclothes detectives, and I walked into the marble lobby of Apex Property Holdings in downtown Oakridge.
The office smelled of expensive leather, polished mahogany, and cheap arrogance.
Behind a glass desk sat a young receptionist who looked up with a practiced, dismissive smile. "Can I help you? Mr. Vance is in a private closing meeting right now and cannot be disturbed."
"He’ll want to be disturbed for this," Agent Vance said, showing his federal badge.
Before the receptionist could hit the intercom button, Daniel pushed open the frosted-glass doors leading into the main conference room.
Inside, Victor Vance was sitting at a long oak table, pouring scotch for a buyer—an overseas investor wearing an expensive linen suit. Spread across the table were closing documents for 412 Maple Ridge Lane.
"What is the meaning of this?!" Victor Vance snapped, standing up and buttoning his jacket. "This is a private transaction! Get out of my office!"
"Victor Vance," Agent Vance announced, stepping into the room. "Step away from the table and keep your hands where we can see them."
"Are you insane?" Victor spat, glaring at us. "I am a licensed broker! I bought that Maple Ridge property in a completely legal transaction from the owner’s legal Power of Attorney! I have the signed contract right here!"
Daniel walked forward, picking up the contract from the table. He glanced at it for three seconds before dropping it onto the floor.
"You bought a $450,000 property for $210,000, paying $50,000 under the table in unrecorded kickbacks to Evan Hayes," Daniel said, his voice ringing with cold precision. "You knew Eleanor Hayes was in an ICU bed when that Power of Attorney was executed. In fact, your office provided the fraudulent notary stamp."
Victor’s face went slightly gray, but he tried to maintain his composure. "You can't prove any of that! It’s a civil matter! If there’s a dispute between family members, take it to probate court!"
"It was a civil matter until fifteen minutes ago, Mr. Vance," Daniel countered, pulling a folded paper from his jacket. "This is an Emergency Restraining Order and Lis Pendens signed by Judge Thomas. The property is frozen. The title is encumbered. And your corporate accounts at Chase and Wells Fargo have been frozen by the Financial Crimes Task Force under suspicion of organized elder fraud."
Victor’s buyer gasped, looking at the contract on the floor, then stood up quickly, grabbing his briefcase. "What is this, Victor?! You told me this title was completely clean!"
"It is clean! He’s bluffing!" Victor shouted, his face turning red with panic.
"I don't bluff," Daniel said quietly.
Agent Vance stepped forward, pulling out a search warrant. "Officers, secure every hard drive, server, and closing file in this building. We’re taking everything."

Within minutes, uniformed officers flooded the office, unplugging computers and seizing file cabinets. Victor Vance collapsed back into his leather executive chair, watching his multi-million-dollar fraudulent empire crumble around him in real time.
As we walked out of the building, Daniel turned to me with a calm, quiet warmth in his eyes. "Step one complete, Maya. We’ve secured the house. Now, let's go tell your mother."
