Chapter 2 - THE PAPER TRAIL

By 2:00 PM on Demi’s thirty-second birthday, the quiet apartment on Elmwood Avenue had transformed into an active legal scene.

Officer Martinez and Officer O’Brien completed their incident report, taking high-resolution photographs of the shattered wood on the headboard, the cast-iron skillet, and the audio recording Demi had provided. Glenda, who had attempted to scream that Demi was exaggerating, was formally escorted off the property after being served with a temporary trespass warning.

When the front door finally closed for the second time that day, Paige arrived carrying a legal accordion file and two iced coffees.

"Happy birthday, my brilliant friend," Paige said, setting the coffees on the granite counter and pulling Demi into a tight, fierce embrace. "I wish the circumstances were better, but God, you handled that like an absolute assassin."

"I spent five years pulling people out of crushed cars on I-90, Paige," Demi said, taking a sip of her coffee and feeling the icy liquid settle her remaining adrenaline. "A bitter woman throwing kitchenware barely makes my top ten worst mornings."

"Well, her temper just handed us total leverage," Paige said, spreading a mountain of financial documents across the dining table. "While the police were taking Glenda’s statement, I had my forensic accountant run a preliminary search on Philip’s personal and corporate accounts. It turns out your soon-to-be-ex-husband isn't just a cheat; he’s an extraordinarily sloppy thief."

Demi leaned over the table, her sharp eyes scanning the spreadsheet printouts Paige pointed to.

"The house near Lake Placid," Paige explained, tapping a red-highlighted line item. "You believed you two bought that jointly two years ago using a secondary mortgage, right?"

"Yes. Philip told me he was handling the electronic transfers through his wealth management portal," Demi recalled, her brow furrowing. "I put down thirty thousand dollars from my savings for the initial deposit."

"Philip never put your name on the title, Demi," Paige revealed, her tone darkening. "He registered the deed under an LLC titled Vance Development Group. And guess who the second managing partner of that LLC is?"

Demi didn't need to guess. "Vanessa."

"Vanessa Miller," Paige confirmed. "And it gets worse. Over the past fourteen months, Philip has been routing funds from your joint home equity line of credit—the one secured against this Rochester apartment—directly into that LLC to pay for structural renovations, high-end furniture, and luxury vacations at Lake Placid."

Demi felt a cold sensation bloom in her chest. It wasn't heartbreak; it was the absolute eradication of any lingering doubt. Philip hadn't just grown distant; he had systematically treated her as a personal bank account to finance his secondary life with another woman, all while permitting his mother to treat her like a domestic servant in her own home.

"He used the equity from my grandmother's inheritance to build a nest for his mistress," Demi said, her voice dropping into a deadly, quiet register.

"Yes," Paige said. "Which legally constitutes grand larceny, breach of fiduciary duty, and conversion of non-marital assets under New York Domestic Relations Law. Because he forged your digital signature on two of the HELOC draw requests, he’s also looking at bank fraud charges."

Just then, Demi’s phone buzzed on the counter. The caller ID displayed Philip’s face—a photo taken three years ago on a hiking trip in the Adirondacks, when she still believed he was a man of integrity.

Demi answered on speaker. "Hello, Philip."

"Demi! What the hell is going on?!" Philip’s voice boomed through the speakers, breathless and furious. "My mother just called me crying hysterically from a gas station parking lot! She said you called the police on her and kicked her out of the apartment?! Are you out of your mind?!"

Demi glanced at Paige, who simply nodded and pointed to her notebook.

"Your mother committed felony assault with a deadly weapon inside my residence, Philip," Demi said, her tone cool, precise, and completely devoid of emotion. "She was removed by the Rochester Police Department under a formal trespass order."

"She thrown a pot! She’s an old woman, Demi! You’re exaggerating as usual!" Philip shouted, the sound of wind whistling through his phone line suggesting he was driving at high speed. "I am driving back from Lake Placid right now. You better have this sorted out before I get home. We are going to sit down, you are going to apologize to my mother, and—"

"Don't bother driving back to Elmwood Avenue, Philip," Demi interrupted smoothly.

There was a brief pause on the line. "What did you just say?"

"The locks have already been changed by a locksmith," Demi stated calmly. "An emergency petition for exclusive occupancy has been granted by Judge Miller. Your personal belongings have been packed into four plastic bins and left in the secure storage locker in the basement. If you attempt to enter the apartment building, the security guard has orders to have you arrested immediately."

"You... you can't kick me out of my own home!" Philip sputtered, his voice suddenly losing its aggressive edge, replaced by a strain of disbelief. "I own half that place!"

"You don't own a single square inch of it," Demi replied. "And I suggest you call your lawyer before you make another charge on your corporate card, because as of twelve o'clock today, all joint accounts have been frozen by court order."

"Demi—wait—what are you—"

She tapped the red icon, ending the call, and tossed the phone onto the table.
