Chapter 1 - The Midnight Directive

The rain beat against the roof of Daniel’s SUV like a thousand tiny hammers as we drove away from the overpass. In the backseat, my mother was wrapped in three thick blankets, her shivering finally slowing down as the car’s heater blasted warm air. She fell asleep clutching a warm thermos of tea, her face still pale with the trauma of what her own son had done to her.

Daniel kept one hand on the steering wheel and the other on his phone, which was connected to his wireless earpiece. His eyes were fixed on the slick road, but his mind was already inside a federal database.

"Marcus, I just sent you the photos of the deed and the notary’s stamp," Daniel said, his voice dropping into that chillingly quiet octave he used only during major operations. "Run the notary’s license number immediately. If Kyle and Vanessa sold a $450,000 property in less than ninety days while the rightful owner was hospitalized, they didn't do it legally. There’s an unholy paper trail here, and I want it mapped out before the banks open at 8:00 AM."

"I'm already on it, boss," Marcus, Daniel's senior digital forensic analyst, replied over the line. "The deed was transferred under a Quitclaim deed. The signature looks like your mother's, but the notarization happened on a Tuesday at 2:00 PM. Claire, wasn't your mom in the intensive care unit on that exact date?"

My heart stopped. I leaned forward from the passenger seat. "Yes! She was heavily sedated after her triple bypass surgery. She couldn't even hold a pen, let alone stand before a notary public!"

"Then we have a fraudulent notarization, which triggers wire fraud the moment the electronic title was submitted to the county registrar," Daniel said, a dark smile touching his lips. "Marcus, flag the title company. Issue an emergency federal freeze request under the Elder Abuse Prevention and Prosecution Act. Block the buyer's funds from leaving the escrow account, and freeze Kyle and Vanessa's personal bank accounts before they can wire the cash overseas."

I looked out at the passing neon signs of the city. Kyle and Vanessa had thought they were playing a game of real estate hustle against a helpless old woman. They had no idea they had just stepped into a federal bear trap.
